Scottdale, Georgia was ranked the fourth fastest-growing suburb in the country in a recent study by Realtor.com.
Based on home appreciation over the last three years, population growth, new construction starts and other deciding factors, the ranking identified 10 of the country’s fastest growing suburbs as the U.S. is experiencing a ‘burb boom.
Scottdale has benefitted from the substantial population growth in Georgia, as recognized by the U.S. Census Bureau. The state’s population grew by 2.3 million from July 2016 to July 2017. Inevitably, residents are flocking to the suburbs, Scottdale especially.
A mix of affordability and a heap of desirable new construction attracts buyers to this town. With a median home price of $404,700, homes are certainly not cheap, but that does not deter buyers. Due to the increase in home prices here, the median listing price rose from $131,800 to the $400,000 range in just three years. Although the median listing price in Scottdale is high, that does not mean buyers can’t find a bargain. There are many older homes in the town priced in the $200,000 range.
But, the market is thriving in Scottdale. The three-year price appreciation is 207% while the three-year listing price increase is 14% in this suburban hotspot.
This suburban hub, located just 25 minutes out of Atlanta and 10 minutes from Emory University is expected to grow even more in coming years. The report indicates that nearly three dozen plots of land in the area are on the market, suggesting that even more new construction is on the way.
